What we build in Manhattan Beach

Manhattan Beach packs a lot of building into a small city. Lots are compact, the ocean is never far away and the rules on height and floor area are firm, so every project starts with a careful look at what the lot can hold. Remodels, additions and teardown-rebuilds all happen here at a steady pace. Mr Build Co. has worked as a licensed design-build general contractor since 1984 (California license #439166), and Manhattan Beach is one of the South Bay cities we serve.

This page covers what building and remodeling in Manhattan Beach involves: the sections of the city, the houses, the permits and the projects homeowners take on most often.

The sections of Manhattan Beach

Locals divide the city into areas that build very differently.

The Sand Section

Closest to the beach, the Sand Section has the smallest and narrowest lots, many on pedestrian walk streets with garages off rear alleys. Homes are tall and compact, often with kitchens and living spaces on the top floor for the view, and roof decks are common. Construction access is almost entirely through the alleys. El Porto, at the north end of the city, shares many of the same conditions.

The Hill Section

Between the sand and the Tree Section, sloped lots create multi-level homes with views and complicated foundations, retaining walls and drainage.

The Tree Section and east side

Farther inland, lots are generally larger and flatter, and many still hold 1950s ranch homes. Second-story additions and new two-story family homes are common. East of Sepulveda Boulevard, neighborhoods have a similar suburban character, with larger yards that suit additions and detached ADUs.

Housing stock and the coastal climate

Manhattan Beach housing ranges from the few remaining beach cottages to 1950s ranches, multi-level homes from the 1970s through the 2000s and a large share of recent construction. Older houses often show the same patterns: leaking windows and sliders, cracked stucco, rot around openings and under decks, termite damage and aging plumbing and electrical.

Salt air shapes every project. Plated metals corrode, standard fasteners rust and wind-driven rain finds gaps in flashing. Coastal-grade materials, properly flashed windows, durable deck waterproofing and good ventilation are the baseline here, not extras. The mild climate is the upside: thoughtful design can keep homes comfortable with cross-ventilation, though many owners now add heat pumps for warm spells.

Logistics are part of every job here too. With houses a few feet apart, scaffolding, deliveries and dumpsters have to fit an alley or a short stretch of street, and summer beach traffic fills parking near the sand. Good contractors plan crew parking, delivery times and neighbor notices before the first day of work.

Permits and approvals in Manhattan Beach

Manhattan Beach is its own city, so permits come from its Community Development Department. Key points:

  • Height: limits vary by area and are measured from a reference based on the lot's existing grade, so a topographic survey is often the first step.
  • Floor area and setbacks: these define the building envelope, and many older homes are nonconforming.
  • Coastal zone: parcels inside it may need a Coastal Development Permit for new homes, additions and some exterior changes.
  • ADUs: the city applies state ADU law along with its local standards, with different paths depending on the project.
  • Public Works: street, sidewalk and alley work, and equipment in the right-of-way, may need separate permits.

Check your parcel's zoning and coastal status with the City of Manhattan Beach before design starts.

FAQ

Building and remodeling in Manhattan Beach

Who issues building permits in Manhattan Beach?

Manhattan Beach is its own city, so permits come from its Community Development Department, which includes Planning and Building and Safety. Public Works handles work in streets, sidewalks and alleys. Properties in the coastal zone may also need a Coastal Development Permit, which the city processes for many projects.

Why are so many homes in Manhattan Beach being rebuilt?

Land carries most of the value on many lots, and older cottages and ranch homes are often much smaller than the lot allows or worn by decades of salt air. When a remodel would replace most of the house anyway, building new can deliver a better home for the money, with a layout, structure and materials suited to the site.

Is it hard to add space to a house in Manhattan Beach?

It can be. Small lots, firm height limits, floor-area caps and setbacks leave limited room, and many Sand Section homes already use most of what is allowed. Second-story additions on Tree Section ranch homes, ADUs over alley garages and basements in new homes are the most common ways owners gain space.

How does salt air affect remodeling choices?

It drives material choices throughout the house. Corrosion-resistant fasteners and connectors, coastal-rated windows and doors, durable stucco or siding with good flashing, well-detailed deck waterproofing and finishes that resist corrosion all last longer near the ocean. Homes closest to the water need the most attention.

Can I build an ADU in Manhattan Beach?

Yes, on most residential lots. Common options include a unit over a rebuilt alley garage, a garage conversion, a junior ADU inside the house or a detached cottage on larger lots. The city follows state ADU law with local standards, and coastal-zone parcels may need extra review. Check your parcel before design.
